Welcome to DelhiNCRHub (delhincrhub.com, "we", "us", "our"). By accessing or using our website, WhatsApp service, or any of our branches, you agree to be bound by these Terms & Conditions. If you do not agree, please do not use our service.

1. About our service

DelhiNCRHub is a property advisory and brokerage firm operating across Delhi NCR. We help connect buyers, sellers, tenants and landlords for residential and commercial properties. We act as a facilitator — we do not own the listed properties unless explicitly stated.

2. Property information

• All property details (price, area, BHK, features) are provided in good faith based on information from the owner, dealer, or our own site visit.
• While we verify every listing before publishing, we cannot guarantee 100% accuracy of every detail at every moment — market conditions, pricing, and availability change.
• Buyers and tenants must independently verify all property details, title documents, RERA approvals (where applicable), legal status, society dues, and condition before making any financial commitment.
• Photos may include representative images, professional staging, or interior renders. Where applicable, we mark such images clearly.

3. Use of the website

You agree to use this website only for lawful purposes. You will not:

• Submit false, misleading, or fraudulent property listings
• Scrape, copy, or republish our content without written permission
• Attempt to disrupt, hack, or gain unauthorised access to our systems
• Impersonate any person or entity
• Use the platform to harass other users, dealers or property owners

4. Brokerage & commissions

Our brokerage fees and commission terms are discussed and agreed separately for each transaction — in writing, on WhatsApp, or by clear verbal acceptance. Posting a property listing or making an enquiry on our website is free of charge; brokerage applies only upon successful transaction.

Commission protection (procuring cause). Once we have introduced a property, buyer, tenant, landlord or seller to the other party — through any channel including site visit, WhatsApp share, email, phone or in-person meeting — we are entitled to our agreed brokerage on any resulting transaction between those parties, whether the final agreement is signed directly between them, through any other agent, through a family member, friend or company associated with either party, or at any future date within a reasonable period. Attempts to bypass DelhiNCRHub after we have made the introduction will be treated as a breach of these Terms.

Clients agree to deal in good faith and disclose if any property/party shown to them by us was previously known to them, before site visits or detailed discussions take place.

5. Our role as facilitator (very important — please read)

DelhiNCRHub is a property facilitator and advisory firm. We connect buyers, sellers, tenants and landlords, share information in good faith, and help arrange visits, negotiations and documentation support. However, the final transaction is always directly between the parties involved.

By engaging our services, you acknowledge and agree that:

• We do not guarantee the conduct, character, financial reliability, or future behaviour of any tenant, landlord, buyer, seller, dealer or any other party we introduce. While we make reasonable efforts to deal only with credible parties, we cannot warrant how anyone will behave during or after a transaction.
• Due diligence is the responsibility of each party. Buyers/tenants are expected to independently verify property title, RERA status (where applicable), encumbrances, society dues, structural condition, possession status, neighbourhood, and all material facts before paying any token, advance, security deposit or full consideration. Sellers/landlords are expected to verify the identity, KYC, and financial credibility of the buyer/tenant before handing over possession.
• Disputes between parties remain between those parties. Any dispute arising after a transaction — including but not limited to delayed rent, damage to property, non-return of security deposit, possession delay, title issues, society disputes, or any post-transaction grievance — is to be resolved directly between the parties (with legal recourse if needed). DelhiNCRHub is not a party to such disputes and accepts no liability for the same.
• We strongly recommend that you consult a qualified lawyer to review all agreements (sale deed, rent agreement, leave-and-license, etc.) before signing, and engage a chartered accountant or valuer where relevant.

This clause is not an attempt to avoid responsibility — we take our role seriously and stand behind the quality of our service. It is simply a clear statement of what a property facilitator can and cannot promise. We will always do our best to help resolve concerns informally and in good faith.

6. AI & generated content

Some illustrative images, area-overview visuals, and marketing graphics on our site may be AI-generated or computer-rendered to illustrate a locality or concept — these are NOT the actual property unless clearly marked otherwise. Actual property photos (uploaded by owners/dealers or taken by our team) carry our watermark.

7. Third-party content & copyright

If you believe any content on delhincrhub.com infringes your copyright, trademark, or other intellectual property right, please contact our Grievance Officer (details on the Grievance page). We will review and, if found valid, remove the content within a reasonable timeframe in accordance with India's IT Rules, 2021.

8. Limitation of liability

To the maximum extent permitted by law, DelhiNCRHub shall not be liable for any indirect, incidental, consequential or punitive damages arising from your use of our website or service. Our total liability in any matter shall not exceed the brokerage actually paid to us by you for the specific transaction in question.

9. Jurisdiction

These Terms are governed by the laws of India. Any dispute shall be subject to the exclusive jurisdiction of the courts at New Delhi.

10. Changes to these Terms

We may update these Terms from time to time. The "Last updated" date at the top will reflect any change. Continued use of the website after a change means you accept the updated Terms.
